A great example of researching and creating opportunities is happening in Hammond IN as an adaptive reuse. A group of Hammond fire fighters has acquired a distressed substation with plans to convert the rooftop to a restaurant and event experience. It is such a great example of innovation, which did not come overnight.
It is a wonderful idea on so many levels, starting with a group pursuing a passion and being able to work together. There are times when coaching real estate investors when they have a concept but lack the funds and manpower to easily plan to make it a reality. Getting friends, associates, and/or family members to agree on a cause can be a challenge. Having a common cause can make a difference.
There is more to it than a group having beer and deciding on the spot to acquire and renovate a property for profit. While I don’t know anyone involved in this project, I admire how it came together. Somebody got an idea. The challenge is turning an idea into a viable project, which begins with the right research and a business plan.
A lot of people think that all it takes is having an idea and making decisions based on experience. Because a lot of people think that way, plenty of ideas don’t make it past the idea stage. Some of them are pretty good ideas.
In this instance, credit should be given to the group of fire fighters for having the plan to eventually make the rooftop restaurant happen and being able to work directly with the municipality in the process.
A deal like this does not happen without an idea. However, it does happen because of the research, the proposals, and making the prices work. There could be grant money, historic building tax credits, and special loan programs available to benefit this project. It is likely that at least one of the buyer group members knew about the property as part of their work. Chances are many others also knew, but these guys were able to work together and make it happen.
