The largest shopping center in a decade for the Chicago area is an attention getter for a number of reasons. It is a heavily leased location with plenty of well-known retailers having a presence in the location which has been around for nearly 40 years. One curious aspect of the sale is that the shopping center is outdoors and is located in an area with numerous other major shopping opportunities within proximity.
Perhaps the most interesting aspect of this development (pun intended!) is how the very recent increase in “in-person” retail activity has taken place within the past year. Speculation is that the developer which acquired the shopping center is well aware of that trend. Many residents enjoy the variety at the shopping center, ranging from a major local grocery store to a multi-screen movie theater to free standing family restaurants along one of the major streets.
It raises the question of whether the purchase is a multi-million dollar gamble that ‘in-person’ retail is truly on the rebound or the buyer has other things in mind. We have seen instances of mall space being converted to large entities like fitness centers, senior care, or residential, each of which take advantage of ample parking and an established and convenient location.
There are plenty of reasons to monitor the progress of this acquisition, whether you are based in the Chicago area or not. It will start with whether or not current leases are renewed or extended, or if any of the major players currently operating there begin to move elsewhere or close.
