If I was a licensed real estate broker or investor in Wisconsin, I would be furious about the information in the article linked below. It is about how the City of Madison has acquired a farm site with a plan to create more housing. As a real estate marketing expert, I cannot believe that the City was the first to make this happen. If it is a municipal concern to have more housing, chances are people within the real estate community were aware of the situation. It seems possible that a real estate investor or developer could have been pursuing that property, perhaps months earlier. A broker could have lined up a buyer and earned at least one commission from the deal.
Suppose the parcel is not constructed to allow for every acre to be used for housing. There may be trees, uneven land, or water flowing. I could have been doing research for a potential buyer to explore how that property could host additional profit centers. Portions of the land may be considered for a solar farm, agricultural growth, or commercial activity such as self-storage. Perhaps a minority or affordable housing grant, whether county, state, or federal, could have been available, and the grant writer on my team could have had a go.
Perhaps an investor or developer currently without a footprint in the Madison region could have had a way to make a significant introduction. They could have done so without any competition, considering that the seller closed the deal with the municipality and not private enterprise.
Although it is a shame that the Madison opportunity is lost (other than the contractors and vendors that will be able to bid for the work), the point is that creative thinking and a strong research person or team can make this happen in other places.
