If It Won’t Sell, What Can You Do?

I enjoy helping agents and investors positioning properties to sell as much as the public speaking training and coaching I do. Preparing to sell a property or opportunity is as much about the solutions it provides for the buyer or tenant as it is making the necessary repairs and additions. The below linked article focuses on one aspect, which is being able to offer renting and selling simultaneously.

 

Yes, I said simultaneously. For some sellers, renting may not seem a viable option due to their current situation. However, sometimes being able to, at the very least, have a tenant cover your monthly expenses can be a better situation than being on the hook while you have a separate mortgage or rent payment to deal with. Many sellers do not consider options like “rent to buy” to be able to offer as many options as possible.

 

In Washington D.C., according to the article, many condos are currently not profitable if sold when compared to their purchase price. If they can be rented for positive cash flow, it is a win for the owner, who may also be able to leverage the equity.

 

Situations like this are where knowing how and what to research can make a significant difference in your success and bottom line. There may be more to it than the amenities of the unit and the building. The opportunity may be near good public transportation, within proximity of a major employer, or be pet friendly when nearby options are not. Perhaps short term rentals are allowed, or a lease could be assumed. You won’t know if you don’t look.

 

It is far more than just a Washington D.C. problem. You could be faced with a similar challenge in many places. Waiting out a market should only be an option after you have explored and/or tried everything else. Let’s find out what would work for an investor, a tenant, and a buyer. There is nothing wrong with offering different options separately and gauging the responses toward making your best possible decision.

 

Finding as many options as possible gives you more chances to get the deal done. Let a buyer, tenant, or investor be “first in” on your opportunity!
