Going From The Playground To The Closing Table

The story about a municipality holding a community meeting for input about plans for an outdoor exercise area and playground is not likely to generate much interest whether people are within that community or not. My valued real estate broker and investor clients already know I will have a different take, especially since it involves a planned and upscale community (Irvine CA).

 

If I was a residential or commercial broker or real estate investor located in Orange County CA, I would attend if at all possible. It is probable that I would not say a word during the proceedings, but my purpose for being there would not be to participate in any way. My mission would be to see exactly who attends and what those who speak up have to say. It is possible that I might make a good connection by mingling before and after.

 

Local landlords and investors might be in attendance. At most municipal meetings, speakers are asked to or voluntarily introduce themselves. If I don’t know his or her affiliation, I can likely search the name. From my perspective, it is valuable to know who wants what and determine what their true motivation might be.

 

On the residential side, it may help me to know that concerned homeowners express why they do or do not want specific proposed improvements within their community. Sometimes they indicate that they prefer to have funds spent on a separate and specific purpose. Knowing what the people want could put me in a position to make me a hero if I’m the one that comes up with a viable solution.

 

Finding out what commercial landlords and investors are thinking can also be valuable. For example, suppose someone speaks out against having an outdoor exercise facility added and it turns out that person owns the local fitness center for members. They would have reason to stop “free” competition. If residents don’t want it, I would try to find out why, because if funding does not pass, there may be a commercial opportunity.

 

Those out of the area know to monitor the situation and seek out reports of the results of the “input” from the meeting. It could lead to an out of area broker, contractor, or lending opportunity all because of tracking a story that none of the competitors know about.

 

One client of mine made a major contact from a municipality who took an interest in the project he was working on. It happened before he had completed his research because he attended the council meeting to gauge how members respond to input.
