Many real estate opportunities begin with an idea instead of a set of numbers. I contend that we would have many more projects and opportunities if more of us better understood how much can happen from cultivating instead of reacting. The below linked article about a city in Connecticut is one example. It’s about a 75 year old bridge and the need to replace and/or repair it because of how vital it is for the city.
Discussions have been taking place involving federal, state, and local commissions regarding steps ranging from funding to the bidding process. What it means is that there will soon be opportunities for lenders, investors, and contractors (especially those with project management capabilities) to bid and become involved. As those opportunities come for bidding and result from research and development, it will lead to an improved business climate.
However, the issue will become that not enough people who would stand to benefit from some level of participation will actually do so. A real estate broker, developer, or investor targeting Westport would stand to gain, eventually, by staying on top of how the situation plays out regarding improving the bridge. An improved structure will allow for safer access to downtown, along with safer and more efficient access for emergency and first responders. The municipality is arranging for outside funding and help to make things safer and more productive for its residents, visitors, and for employees.
A safer and updated environment would help with everything from property values to improved and safer conditions for consumers and employees. They may choose Westport ahead of other nearby communities, which boosts the local economy and helps its population. A broker or investor can be made aware of potential opportunities to explore as soon as possible and begin creating proposals which would also increase their revenue.
You do not have to be near or interested in Westport to take from the example. There are plenty of similar situations in other municipalities for which infrastructure improvements and additions are needed, if not mandatory. Having a better understanding of the process for making them happen could put you and your team into a leadership role, position for bidding, and/or being aware of potential investment or transaction opportunities before your competitors do. It might give you the extra time you need to acquire funding. There are plenty of possibilities.
