The recent story of a property selling for more than $800,000 above asking price becomes a lot more significant upon learning that it is a residential property. From a real estate marketing standpoint, there are several important issues raised.
It starts with why it took an offer so far above the asking price for the buyer to get the deal. If at least one other party was in a bidding war, chances are the asking price could and should have been much higher, since it means multiple parties saw the extreme value of acquiring the property. We all appreciate that a 5,750 square foot home sitting on a 2-acre lot within 30 miles of Manhattan would come at a premium price.
My expectation is that we will someday learn about the reason(s) for the attraction of the extra spend to acquire this listing. Knowing the reason(s) could very well impact the marketing prowess of local real estate agents for at least the near future. It is even more interesting to consider the short and long-term impact this purchase will have on the local real estate market. Chances are the buyer was able to pay cash, since a loan for that amount over asking price is not likely to cover very much based on appraisals.
Seeing that sale price could make other local owners consider selling. It could make real estate investors (regardless of location) more interested in browsing the area. Owners and potential investors are not always monitoring for information like this, which would lead to a big deal and/or the next closing or opportunity.
For those not involved in the New Jersey and New York real estate market, there are still lessons to be learned. Monitoring the impact on the market could be valuable in planning for other locations. Knowing investors that might consider the New Jersey area could be another opportunity. Finding out the buyer’s motivation could be an element which could be applied in other areas. You won’t know if you don’t look.
