Advance Preparation Makes The Deal

“How is the real estate market?” is often one of the first questions I am asked at business events and gatherings. As the below linked article shows, it clearly depends upon which market or community you are interested in. The range right now is from “I’m too busy to take your offer today” to “I’m glad you called so I know my phone still works”, and all points in between.

 

From my 35 years of working with and for real estate agents and investors, being on top of local trends is very important for planning. That includes knowing, or at the very least having a good indication, where the current trend is heading. Buyers and investors can be in for huge mistakes if they guess wrong about their timing as easily as they could be in at the perfect time.

 

Although there is no definitive answer, having as much research and tracking your area(s) of interest (whether geographic or type of opportunity) is often your difference maker. Having a property history and notes on changes such as what year a new roof was added or a zoning ordinance passed can heavily influence a decision. An investor looking to swoop in at the last minute may not have helpful information like you do and could give up or make too high of an offer. The knowledge you and only you have could be the difference maker!

 

It is why I help real estate agents and investors with tracking properties and opportunities over the course of weeks, months, and years. Having information which other agents and investors do not is often what helps you get a deal done or to decline. I also show ways that your information can positively influence a proposal, offering, exit strategy, or presentation because you are the only one providing it.

 

Your information can also help to combat negative publicity (such as the linked article) or false claims by others. We never know who else the person you are speaking with may have already spoken with about the same subject. Being the one that hears, “No one else pointed that out!” typically means you have gained an edge.

 

Good deals and wins don’t happen overnight. They happen with thorough research and preparation that make you “first in”!
