Most people start their real estate due diligence when the ‘For Sale’ sign goes up. Quite often, that is too late to begin the process. One of the first questions I ask valued clients, students, and connections is, “What are you working on for your next opportunity?”. Success stories often result from ideas and/or from research which begins through sources not specific to real estate.
I often get answers like, “I’m too busy working on (current project) to tell you”. Hearing that is typically my favorite answer because it means our services would be beneficial. While you and your team work on your immediate tasks, my team and I can be working toward your future ones. People get ideas and exploring them thoroughly can produce amazing and long-term results and benefits. Such is the case no matter what type of business or situation is involved.
One recent example is a church winning an auction bid on a 19 acre land parcel which will be used to construct an added location which will be an all-new facility. What tells me is that someone knew of the Church’s desire to add a location, and subsequently researched the opportunity prior to the auction. They had their maximum price and were able to win the bidding. The winning bid was not on behalf of a multi-million dollar business, major corporation, or a speculative investor. There needed to be a plan ready to go in order for that church group to pursue the acquisition. It is possible they saw potential with this parcel that others didn’t, which could include real estate professionals and local property owners. The link below provides the specifics.
If the Church had not won the bidding, they would likely have continued to seek an opportunity elsewhere. At the same time, they continued operating their existing facilities as usual, while data supporting the potential auction purchase was being compiled.
Whether church members performed the due diligence or someone was paid to put it together, it was done and ready for action on the planned date.
