Many potential real estate buyers, sellers, and investors make important decisions based on assumptions instead of thorough research. It is easy to think that problems with potential home buyers not being able to afford or find desired homes only happens in lower price ranges. The Pacific Heights neighborhood in the San Francisco area is a prime example. Several of the multi-million dollar single-family homes have recently sold. Local real estate professionals claim there are more buyers than sellers within the area and see this situation as a problem. My 35+ years of being actively involved in marketing properties give me a different vibe.
Complaining about a real estate scenario can make an obstacle seem worse than it really is. Stories like the below linked one likely would not happen if not for those complaints to include. The homeowners with those neighboring multi-million dollar homes see and hear this, and start thinking they have “even more valuable” properties. They become even more hesitant to sell, especially at current prices.
Part of creating and being “first in” on real estate transactions involves the broker or investor providing a viable solution for the seller and/or the buyer. Adding a problem does not help with moving toward a solution. Many people continue to think that the grass is greener on the other side. I would bet that some homeowners in Pacific Heights would prefer a waterfront property, more guest bedrooms, or other amenities they currently do not enjoy. They might be able to get those amenities in another property which meets their requirements, and potentially for a lower price.
Approaching a current owner with a possible solution to acquire something they desire without increasing costs could be a difference maker. It opens up more of a chance for a transaction than telling them they live in a high demand area.
A little real estate research can go a long way.
